Declaration Auto Entrepreneurs

If you have problems completing the online declaration for auto entrepreneurs, don’t panic you should get a simple form through the post titled: ‘Declaration Trimestrielle De Chiffre D’Affaires’ – This is very simple and shows two entries for turnover:
Ventes de marchandises – Sale of products/materials
Prestations de service – Sales of service/labour

These two require you to split down your turn over ‘Chiffre d’affaires’ into the two categories and declare them on your form. Then calculate the cotisations payeable for both categories as follows:
Ventes de marchandises 12%
Prestations de service 21.3%

You calculate the total of the two and that’s the total of your cotisations to pay under the Auto Entrepreneur / Regime micro-social simplifie scheme. Add the total into the ‘Montant a payer’ box and sign and date the form – post it with a cheque to the address at the top of the form.

By heck that was so much easier than before and much less expensive too!

Good luck and if you are still stuck ask for help from a professional accountant or speek to RSI though from experience they are hard to get hold of as every man and his dog is phoning them at the moment.

French Mortgages

I’ve recently come across a company that has connections with a UK high street bank that is a leader in overseas mortgages. Their main area is France Mortgages but the bank does all over the world more or less.

Check out their France Mortgage Finder page for more information on securing a decision in principle on a French mortgage.

George East in France well in fact George East in Brittany!

If anyone knows his onions about living in France, it is travel writer, humorist and self-confessed serial French property buyer George East.

George East and his wife Donella bought their first home in Normandy in 1990, and made so many mistakes in the process that George wrote a book about the potential pitfalls. The Easts and their bank manager were surprised when, Home and Dry in France became a much-loved classic, and millions of readers have followed the adventures of the ultimate innocents abroad at the Mill of the Flea.

After writing six more books in the same series about their adventures and, as the author says, complete cock-ups in rural Normandy, George and Donella moved with their menagerie to Brittany two years ago:

SPANC Inspections of Septic Tanks in France

As mentioned below – SPANC if not already, will be visiting your property in France if it is not connected to mains drainage.

The object of this exercise is to asscertain if your septic tank in France appears to be correctly installed and working. Note the use of the word appears!!!! There is no physical test, or calculation of number of rooms/size of septic tank normally undertaken in this inspection. It is simply a visual inspection to see if the there is a septic tank and filter system and if it appears to be working OK….. again the use of the word appears ;)

There are people cheating the SPANC inspectors and yes they are buying some time, however there will be regular annual inspections of all septic tanks in France coming up by 2012.

Anyone that has not yet recieved the results of their test shouldn’t worry about it just yet – SPANC are testing something like 5million installation so don’t expect them to get back to you straight away with a fail or pass letter.

Why I’ve opted for a WPL Package Sewage Treatment Plant as an alternative to a septic tank, after I’ve studied the various offerings of Compact Sewage Treatment Plants available with EN 12566-3 approval.

Air source heat pumps in France they say Aerothermie – Pompe a chaleur

Air source heat pumps in France: Aerothermie – Pompe a chaleur

I’ve just been out shopping after many hours of research into this type of heating system and have come back with two air heat pumps from Bricodepot for under 600€

It was promo time and I’ve picked up two Category A heat pumps from Bricodepot that are capable of heating 210 cubic meters of house space.

I’m absolutly dying to fit them, but we’re having a party this coming weekend and after fitting two Velux windows last week, I’ve got a lot of paid work to catch up with!
The theory is that for every 1KW of electrical energy consumed, these units will stick out 3.61KW of heat energy – yes I know something for nothing doesn’t sound right but it is!
Here are some sources of info:

New bank savings accounts in France – Livret A – 4.8%

Fed up with only getting a couple of percent on your savings in France? The new Livret A account will be giving 4% from August and is expected to be returning 4.8% from January 2009!

The European commission has forced the French government to remove certain restrictions on savings accounts in the French banking system. This is leading to increased availability of interest paying bank accounts and therefor increased competition from the French banks for your money.

Fosse Septique / Septic Tank in France and Spanc Inspection

Septic Tank in France – SPANC will be visiting you by 2012 to make an inspection of your septic tank to ensure you are not polluting the environment.

Here is a link to a useful article explaining the SPANC septic tank inspection visit and what it implies for a french property owner with a septic tank in France. Septic Tank in France

Reply to the comment from Mrs. Walker: They’re doing about 5 million septic tank inspections in France so they have their work cut out. You’ll hear from them but in their own time. For now use your septic tank and enjoy, you don’t have to do anything until they say so and even then you’ll have plenty of time to do it.

Instead of a smelly old septic tank you could possibly install a micro station d’épuration thay have many advantages over septic tanks!

Brittany Property for sale Direct!

Yes Brittany property will also be for sale directly between owners on www.breton-homes.com

In other words private adverts will soon be displayed on the website, providing property owners with the advantage of marketing their Brittany properties for sale on this leading website. Property buyers will have the advantage on saving on estate agent and Notaire commissions.

However they’ll not have the benefit of the estate agents to hold their hands and be available to answer questions and solve problems.

We’ll let you now as soon as this exciting new service becomes available in the coming days!
